Common lift questions — plain answers

Plain answers to questions we hear every week — from homeowners, RWAs and site managers across Delhi NCR. No brochure language. If your building is different, call us for a survey.

AMC & maintenance

An AMC should spell out visit schedule and breakdown response in writing — not just a verbal promise to 'come when needed'.

Quick answer

What is lift AMC and why do societies need it?

An Annual Maintenance Contract covers scheduled visits, lubrication, adjustments and agreed breakdown response. In busy NCR societies, lifts without AMC tend to develop door faults and entrapments within a few years. Ad-hoc repair usually costs more over time.

What our engineer says

Your AMC paper should list response time and which parts are included. In RWA meetings, compare that document — not just who quoted the lowest number.

Safety standards we work to

Industry rules and practices we align our work to.

  • Lift maintenance log disciplineDocumented preventive visits are what fire audits and RWAs ask for — verbal AMC without a visit register fails every dispute.
  • Uttar Pradesh lift & escalator rulesUP societies and commercial buildings must maintain lift safety compliance and inspection records — we document handover and AMC visits for RWA audits.

Questions & answers

What is lift AMC and why do societies need it?

An Annual Maintenance Contract covers scheduled visits, lubrication, adjustments and agreed breakdown response. In busy NCR societies, lifts without AMC tend to develop door faults and entrapments within a few years. Ad-hoc repair usually costs more over time.

Practical tipEven low-traffic buildings need door operator checks several times a year — dust wears parts faster than you'd expect.

What's the difference between Silver and Gold AMC?

Both include scheduled visits. Gold typically adds faster response and broader parts cover — exact lists are in your written proposal. Compare on paper before signing, not from memory after a sales call.

Practical tipGold may include ARD battery checks — worth asking if your society faces frequent power cuts.

Can you take over from our current AMC vendor?

Yes, after an audit. We inspect doors, controller, ropes, governor and safety gear, list urgent safety items, then propose AMC terms. Many societies call us after waiting hours for their old vendor.

Practical tipAsk the old vendor for their visit register — blank pages usually mean AMC existed only on paper.

How often should a passenger lift be serviced?

Depends on usage — busy towers often monthly, lighter use bi-monthly. We follow manufacturer guidance plus what we see on site. Each visit should be logged for the RWA records.

Practical tipKeep one contact person with lift room keys — locked access on visit day wastes the slot.

What should an RWA check before signing AMC?

Written response time, parts included vs excluded, visits per year, overtime rules, 24×7 entrapment cover and an escalation phone number. We provide a scoped proposal after audit — avoid verbal-only deals.

Practical tipCheapest AMC without a parts list often means every replacement is billed extra later.
